Building Permit FAQs

Do I need a building permit in Ontario?

Most work that affects structure, layout, exits or plumbing requires a permit — additions, second storeys, basement apartments, load-bearing wall removal, decks above a set height, garages and commercial fit-outs among them. Cosmetic work such as painting, flooring or replacing cabinets generally does not. Send us your scope and we will confirm what your municipality requires at no charge.

What drawings are needed for a building permit?

A typical submission includes a site plan, existing and proposed floor plans, elevations, building sections, and structural drawings covering beams, lintels, framing and foundations. Depending on scope your municipality may also request energy efficiency compliance, grading, mechanical information or a current survey.

Do I need an engineer or a BCIN designer?

It depends on the size and classification of the building and the nature of the work. Many residential projects can be submitted by a qualified BCIN designer, while structural elements and larger buildings require a licensed professional engineer. We provide both in-house and confirm which applies before drawings begin.

How long does a building permit take in Ontario?

Review times are set by each municipality and vary with workload, project type and how complete the submission is. What we control is the quality of the package — a complete, coordinated set that answers the plan examiner’s questions on the first pass is what avoids repeated review cycles.

What happens if the city returns comments on my application?

Review comments are normal. We interpret the plan examiner’s notes, revise the drawings, prepare any additional documentation requested and resubmit. You are not left to translate review language on your own.

Can you help if work was already done without a permit?

Yes. We assess what was built, prepare drawings documenting the as-built condition, and identify what is required for a retroactive permit, including any remedial work. This is a common situation and it is usually resolvable.
