How a Residential Permit Package Comes Together

Every municipality reviews the same core question: does the submission show enough for a plan examiner to approve it and an inspector to verify it. We build the package around that.

1. Scope and Feasibility Review

What Shapes the Scope of a Residential Permit

Two renovations of the same size can need very different drawing packages. These are the factors that usually decide how far the scope extends.

Structural Work Versus Finish Work

Replacing finishes rarely needs engineering. Moving or removing walls, enlarging openings, changing stairs or altering framing does, and it brings beam design, bearing and load path documentation into the package.

Zoning Limits

Setbacks, lot coverage, building height and permitted floor area are reviewed separately from the Building Code. Where a project pushes a limit, we identify it before drawings are finalised so you are not surprised at intake.

Residential Building Permit FAQs

Do I need a building permit for a residential renovation in Ontario?

Most structural and layout changes require a building permit. Permits are normally needed for additions, second storeys, basement apartments, removing or altering load-bearing walls, new openings, decks, garages, and changes that affect exits, fire separations or plumbing. Cosmetic work such as painting, flooring or cabinet replacement usually does not. Send us your project scope and we will review it and tell you what your municipality is likely to require, at no cost.

What drawings are required for a residential building permit?

A typical residential permit submission includes a site plan, existing and proposed floor plans, elevations, building sections, and structural details such as beam and lintel sizing, framing layouts and foundation details. Depending on your scope, the city may also request energy efficiency compliance, HVAC design or grading information. We prepare a coordinated architectural and structural package so the reviewer receives one consistent set of documents.

Do I need a structural engineer or an architect for my residential permit?

It depends on the scope and how your municipality classifies the work. Many residential projects can be submitted by a qualified BCIN designer, while structural elements such as beams, columns, foundations and load transfers generally need a licensed professional engineer. We handle both sides in-house, so you do not need to coordinate separate consultants or guess which one applies to your project.

Can you prepare custom home building permit drawings?
