1. Load Path Investigation

2. Beam and Support Design

What Shapes a Wall Removal Scope

The same wall in two different houses can produce very different designs. These are the variables that matter.

Span and Desired Opening

The clear opening you want drives everything downstream. A wider opening means a deeper or stronger beam, larger supports and higher loads concentrated at each end.

Available Ceiling Depth

A dropped beam below the ceiling is simpler to install; a flush beam within the floor structure gives a clean ceiling but requires hangers, careful detailing and more site work. We show you the trade-off before you decide.

Loads From Above

A wall carrying only ceiling joists is a different problem from one supporting a second storey, a roof, a bathroom or a beam bearing from above. Point loads in particular change the design significantly.

Bearing at Each End

Loads have to land somewhere. Where the beam bears, what is directly below it on each floor, and how that load continues to the foundation often determines whether extra posts or blocking are needed.

Existing Footing Capacity

Concentrating what was a distributed wall load onto two points can exceed what an existing footing was built for. Where it does, a footing upgrade or pad becomes part of the scope.

Do I need a permit to remove a load-bearing wall in Ontario?

Yes. Removing or altering a load-bearing wall changes how loads travel through your house, so municipalities require a building permit supported by engineered drawings. The submission normally shows the new beam, its supports, and how the load is carried down to the foundation. We prepare that package so your application is reviewed on the first pass rather than returned for missing structural information.

How do you confirm whether a wall is load-bearing?

We look at the direction of the floor joists above, the framing in the storeys above and below, the location of beams and posts, and the foundation and footing layout beneath the wall. Where the framing is concealed, targeted openings or an attic and basement review usually resolve it. Walls that run perpendicular to joists, sit above a basement beam, or line up floor to floor are the usual suspects — but confirmation needs a look at the actual structure, not a guess.

What does a load-bearing wall removal drawing package include?

It includes the existing and proposed framing layout, the engineered beam design with member size and material, post and column locations, connection details, bearing and point-load transfer down to the footing, and any footing upgrade required. We also include installation notes so your contractor knows what to build.

Will my open-concept design need posts or columns?

Not always, but it depends on the span, the loads carried and the depth available in the ceiling. Longer clear spans need deeper or stronger beams, and sometimes a flush beam within the floor structure. If you want a fully clear opening, tell us — we design toward that goal and show you what it takes structurally before you commit to a layout.

Do you specify LVL or steel beams?

We size both, and we select based on span, load, available depth and how the beam will be installed. Engineered lumber such as LVL is common for moderate spans and is easier to handle on site. Steel is used where spans are long or the depth is tight. Our drawings state the exact member, the connections and the bearing requirements at each end.

Do you provide temporary shoring notes for the contractor?

Yes. Where temporary support is needed while the wall comes out, we provide shoring guidance as part of the package so the work sequence is clear and safe. This is one of the details plan reviewers and inspectors often look for.

Can you help if a wall was already removed without a permit?

Yes. This is a common situation. We assess what was built, determine whether the existing beam and supports are adequate, and prepare drawings for the retroactive permit — including any remedial work needed to bring the structure into compliance.
